A clutter-free environment gives the house a clean, open, and spacious look. Box up all unnecessary “stuff” and get it into storage and out of eyesight. Organize closets and cabinets. If a buyer sees everything organized, it shows them that you take good care of the rest of your house.
Updated light fixtures, faucets, flooring, and more – to give the house a fresh, trendy feel – a desired look for the majority of home buyers. Fresh paint is the biggest bang for your dollar. It’s brighter, cleaner, and fresher! Apply wherever needed.
We recommend using professional cleaners to make your home sparkle (especially concentrate on your kitchen and bathrooms). Get your windows professionally cleaned inside and out, too. A clean house shows buyers that you take good care of your home.
Got a dripping faucet? Cracked tile? Loose handrail? This will send the wrong message to potential buyers. Get issues like these fixed before your house is listed. If your basement feels or smells damp, use a dehumidifier. Buyers are very wary of homes with wet basements and are generally concerned about mustiness and moisture.
A little bit of landscaping goes a long way. Freshly cut beds, mulch, shrubs, and flowering plants to create curb appeal. At the very least, you should mow the lawn and tidy up the yard.

We will come out within a few days to photograph the inside and outside of the house. Please have the house ready to photograph. (Please straighten up the house, pack away belongings, etc. to make it easy to photograph).

In order to have smooth and effective showings, all appointments are set up through ShowingTime with the schedule we have set up with you in advance. You will not have to speak with other agents.

Rarely do we have “no shows” and “drop-ins”. Drop-ins ring the bell and want to show. They are usually very motivated and buy that day. You can show only if you wish.

Low offers happen once in a while. Please work with us to walk them up in price. We need to be able to reach you quickly when the offer arrives. We need to respond quickly by phone & email when an offer comes in. If a buyer has too much time to think – they second guess their purchase and talk themselves out of it.
